Before you make an offer, have two people ready to go: a conveyancer and a building and pest inspector. When the right place comes up, you won't have time to find them.

Why this matters before Christmas

Good properties move quickly, and in the run-up to Christmas everyone's diary fills up. If a contract sits on someone's desk for a week, you can lose the property. Conveyancers and inspectors get booked out from mid-December too.

Your conveyancer or solicitor

They review the contract, explain what you're signing and handle the legal side through to settlement. Pick one now and ask two questions: what do you charge, and if I send you a contract on Friday, when can I have it back?

Your building and pest inspector

An inspection tells you what you can't see at an open home: structural issues, damp, termites. If you're buying at auction, you'll need it done before the day, because once the hammer falls there's no going back.
