The selling agent works for the seller, not for you. Be clear, credible and quick, and you'll be the buyer they want to deal with.

Why this matters before Christmas

Sellers listing now usually want it done before the break. A buyer who is ready, organised and easy to deal with can be worth more to them than a slightly higher offer that might fall over.

How to negotiate well

• Show you're ready. Finance in place, conveyancer lined up, inspections booked
• Don't open with your best number. Leave yourself room, and know your walk-away
• Put it in writing. A clear written offer, with any conditions spelled out
• Ask what matters to the seller. Settlement date, a quick exchange or certainty can count as much as price
• Stay calm. If it goes past your walk-away, let it go. Another good property will come
